While $GuocoLand Ltd.(GUOCY)$remains strong, I believe $UOL GROUP LIMITED(U14.SI)$is a better investment.

UOL offers deep value, trading at 0.6x P/NAV, close to the GFC lows. UOL is a beneficiary of the Singapore government's Central Business District (CBD) incentive as most of UOL's assets are located there, with the potential to be redeveloped into alternative mixed-use assets that offer upside to GFA and capital values. UOL also rides on the strength in the Singapore residential market, hospitality turnaround and has resilient office assets. Upcoming residential property launch in the month ahead could further lift sentiment for the stock.
