Some U.S. real estate data slowed in the first quarter of this year, but from a micro perspective, we might as well be optimistic.</p><p><b>text</b></p><p><b>Housing is the largest asset owned by most households and the main means of wealth accumulation, especially for the middle class.</b>。 However, our understanding of how families view and compare real estate and financial investments is limited, partly because their differences exceed common risk and return standards. On the one hand, housing is an important source of household leverage, and it is also a reliable tool for preserving savings. Owner-occupied residences can also provide stability and effective hedging against rising housing costs. On the other hand, housing is far less liquid than financial assets and requires more time to manage.</p><p>In this article, we use data from the recently released SCE Housing Survey to answer several related questions about how households view real estate: Do households view housing as a good investment option compared to financial assets such as stocks? Do different groups have different preferences for housing investment? What factors do families consider when choosing between the housing market and the stock market?</p><p><h3><b>Design of survey data</b></h3>The SCE Housing Survey recently launched a new survey that targets households' preferences for real estate and the stock market and the reasons behind them. In the survey, respondents will imagine themselves giving financial advice to a local couple in their 30s: buy a house or buy stocks. The couple has just received a gift that could fully cover the down payment on their home. There are two scenarios for the question: one is to ask the young couple whether they should buy their own home or invest in the stock market, and the other is to assume that the couple already owns a home and whether they should invest in rental real estate or stocks.</p><p>Each respondent randomly answered one of the above questions. After giving a suggestion, respondents were asked to choose a reason for making the suggestion from a range of factors, including higher stock returns, less volatile real estate returns, whether it was a reliable savings preservation tool, or they could provide their own reasons. This survey was conducted in February 2020 (primarily prior to the COVID-19 outbreak in the United States), October 2020, and February 2021, and the results are reported below:</p><p><h3><b>Housing is a good investment</b></h3>The table below lists the distribution of results from real estate and stock market financial advice at different stages.
