But a key ingredient to Buffett's success that's often overlooked is his portfolio concentration.The Oracle of Omaha believes diversification is \"protection against ignorance.\" In other words, buying a boatload of stocks makes sense only if you don't know what you're doing, according to Buffett. Although Berkshire Hathaway's $313 billion investment portfolio has stakes in around four dozen securities, more than $241 billion of invested assets -- 77% of total portfolio value -- is tied up in just six stocks.1. Apple: 40.5% of invested assetsWarren Buffett's love for portfolio concentration is readily on display with his company's position in Apple. The tech stock makes up an astounding 40.5% ($126.6 billion) of invested assets and has been labeled by the Oracle of Omaha as one of Berkshire Hathaway's \"four giants.\"There is a long list of reasons for Buffett and his investment team to have such strong convictions in Apple. This includes having a well-known brand, an exceptionally loyal customer base, and a product and service lineup driven by innovation. For instance, introducing 5G-capable iPhones has helped Apple maintain approximately half of the U.S. smartphone market share.Apple's evolution has also seen it become a force in the subscription services space. This ongoing transformation to a platform-based operating model should accelerate its organic growth rate, boost its operating margin, and minimize the revenue fluctuations associated with physical product replacement cycles.As one final note, Apple's capital return program is unmatched. The $32.7 billion invested in money-center giant Bank of America is no surprise at all.The beauty of bank stocks is their cyclical ties. Even though recessions are an inevitable part of the economic cycle, they're usually short-lived. By comparison, periods of economic expansion almost always last for years. Banks benefit from disproportionately long periods of expansion by growing their loans and deposits. It's a simple numbers game that favors patient investors like Buffett.On a more company-specific level, Bank of America is the most interest-sensitive of the big banks. When the interest rate yield curve shifts, no bank sees its net interest income rise or fall more than BofA. With the Federal Reserve aggressively raising interest rates to tame historically high inflation, Bank of America can expect billions of dollars in added net interest income on its outstanding variable-rate loans.BofA has a sizable capital return program as well. During bull markets, it's not uncommon for the company to return in excess of $20 billion to shareholders annually via dividends and buybacks.3. Chevron: 8.4% of invested assetsIntegrated oil and gas company Chevron is Berkshire Hathaway's third-largest holding ($26.2 billion of invested assets) and a relatively newer addition to the portfolio.Betting big on energy isn't something Warren Buffett is known for. However, certain factors do suggest that energy commodity prices could remain elevated for years to come. Russia's invasions of Ukraine, coupled with global energy majors' significant reduction in capital investment during the COVID-19 pandemic, will make it difficult to quickly boost the global supply of crude oil and natural gas.Another selling point for Chevron is its operating structure. Being \"integrated\" means Chevron controls upstream (drilling and exploration), midstream (transmission pipeline), and downstream (chemical plants and refineries) assets. While drilling brings home the juiciest operating margin, the company's midstream assets can generate highly predictable cash flow. Meanwhile, downstream assets benefit from lower input costs when crude falls. In short, downstream assets act as a hedge against falling prices.You shouldn't be shocked to learn that Chevron is also quite generous with its capital return program. Chevron has raised its base annual payout for 35 consecutive years, and the company may repurchase up to $15 billion of its shares this year.4. Coca-Cola: 7% of invested assetsBeverage behemoth Coca-Cola is Warren Buffett's longest-tenured holding (34 years), as well as Berkshire's fourth-largest position by market value ($22 billion).Strong branding plays a key role in Coke's long-term outperformance. Few companies on the planet can cross generational gaps with ease and connect with consumers. Coca-Cola can do this by utilizing social media and well-known ambassadors to reach younger consumers while leaning on its holiday tie-ins to connect with more mature audiences.Coca-Cola's geographic diversity is another reason for its bubbling success. With the exception of Cuba, North Korea, and Russia (the latter is due to its invasion of Ukraine), Coke has operations in every country worldwide. It holds about a 20% share of the cold beverage market in developed countries, which produce predictable cash flow, and a 10% share of the cold beverage space in faster-growing emerging markets.Coca-Cola is a big-time dividend payer, too, with a 60-year streak of increasing its base annual payout. More importantly, Berkshire is netting an amazing 54% yield on Coca-Cola relative to its initial cost basis of about $3.25 per share.5. American Express: 6.6% of invested assetsHave I mentioned Warren Buffett likes financial stocks? Second only to Coca-Cola in a continuous holding period is financial services company American Express. AmEx, as it's better known, has been a Berkshire Hathaway staple for the past 29 years.Similar to Bank of America, AmEx benefits from long periods of economic expansion. Specifically, it's able to \"double dip.\" In addition to collecting payment processing fees from merchants, it acts as a lender via credit cards. Lengthy bull markets give AmEx an opportunity to generate interest income and fees.Buffett should also be happy with AmEx's ability to attract affluent clientele. High-earning individuals are less likely to alter their spending habits or fail to meet their repayment obligations during minor domestic or global economic hiccups. These well-to-do customers help AmEx navigate downturns better than most lenders.Further, American Express is an income powerhouse -- at least to Berkshire Hathaway. Thanks to a low cost basis of $8.49 per AmEx share, Buffett's company is netting a 24.5% annual yield on cost!6. Occidental Petroleum: 4.1% of invested assetsLastly, Buffett's company has almost $13 billion invested in integrated oil and gas stock Occidental Petroleum. Note this $13 billion doesn't include the $10 billion in Occidental preferred stock Berkshire Hathaway purchased in 2019.Among these six top holdings, Occidental is the newest and, arguably, the position Buffett has built up most aggressively this year. Pardon the pun, but the catalysts fueling Chevron are the same for Occidental Petroleum. As long as the global energy supply chain remains broken or constrained, demand should provide a healthy floor beneath the price of crude oil and natural gas.Though it's an integrated provider like Chevron, even more of Occidental's sales are skewed toward its drilling and exploration operations. If oil and natural gas prices remain well above average, Occidental Petroleum has a chance to benefit even more than Chevron.To keep with the theme, there's a handsome capital return in store for Berkshire Hathaway. Though Occidental's 0.8% dividend yield is nothing to write home about, Berkshire is generating an 8% annual yield on its $10 billion preferred stock position. He jestingly remarks even he is not immune to firing, especially if he goes crazy. Musk says AI, Autopilot, Dojo and a 'long' question & answers session on the agenda — folks welcome to ask existential or technical questions — whatever floats their boat.</p><p>Tesla bot is on stage — a real one, a sleek looking one! It’s waving to the crowd now. So, we do have a prototype!</p><p>Musk says the bot can do more than what it's doing on stage. A video showing its other functionalities is presented, where the bot is seen working at the Fremont factory, watering plants among other things. Musk says the humanoid can identify objects. A bot with Tesla-designed actuators — Musk says it would be ready to walk in a few weeks.</p><p>Optimus can move fingers. The goal is to make it useful, Musk says. It is "extremely useful" and made in volume, probably in volumes. So, could cost less, about $20,000, according to Tesla.</p><p>Musk appreciates the team for doing a wonderful job but says still a lot of improvements to be made. He is appealing to talent to join the company as it seeks to "do the right thing."</p><p>Musk gives his vision for the economy — a future of abundance, with no poverty. A fundamental transformation that promises safety.</p><p>He repeats why Tesla remains is a public company, giving control to people. The public can influence Tesla’s policies and actions.</p><p>After the pitch to talent, another Tesla team member walks the audience through the development timeline of the Tesla bot.</p><p>On power consumption of bot, 100W sitting, 500W for brisk walking, and it weighs 73 kg. Degrees of freedom is at above 200.</p><p>Tesla shows Optimus with actuators. The company is working on optimizing costs, reducing wiring in extremities and centralizing power distribution.</p><p>The battery pack is at the torso of the bot — charing, power distribution all at one place. Leveraging the existing Tesla supply chain for it, the bot is going to do everything a human brain does. Support communication is wireless.</p><p>Malcolm Burgess, Manager, Vehicle Dynamics and Concept Structures at Tesla, now on stage showcases how Optimus is immune to injury in the wake of a falling. The bot is made with materials such as titanium that are not stiff.</p><p>Tesla has taken inspiration from biology for the bot’s movement. Most important things from a design perspective are energy and mass. Tesla has carried its experience from car to robots, Burgess says.</p><p>The bot having 28 actuators allows high-level activity like walking and climbing stairs. An actuator is able to lift a halftone, 9-foot piano, a video shows.</p><p>On hand design: Bot has five fingers. The real utility is in factories for lifting objects. Six actuators and 11 degrees of freedom and adaptive grasp and non-back drivable fingers for the bot.</p><p>We are moving from robot on wheels to robot on legs, say Tesla. Video showcases the locomotion of the robot.</p><p>Tesla Humanoid Robotics Engineer Felix Sygulla talks about walking and aspects of engineering challenges involved in this action.</p><p>Controls are very complex, he says. Measuring reality and adding corrections to the behavior of the robot is important.</p><p>That’s all on Optimus. Now, it is over to Tesla Director for Autopilot Software Ashok Elluswamy for FSD updates.</p><p>Tesla has gone from 2,000 cars running FSD to 160,000 customers in a year, Elluswamy says. About 75,000 neural network models run each year, the pace of innovation is progressing.</p><p>FSD Beta Software is "quite capable" of driving the car, he says, including stopping for traffic lights and stop signs, negotiating with objects at intersections and making turns and so on. Tesla showcases a video on how Tesla deals with traffic and pedestrians at the intersections.</p><p>Tesla analyst Gene Munster on rising FSD customers says, "My guess is there are just under [two million Tesla vehicles] on the road that can run FSD, suggesting about 10% uptake. Hard to read too much into that uptake. I bet most are geeks who got FSD to play with the tech."</p><p>Tesla explains model behind how FSD makes a turn decision.</p><p>Musk tweets, "the point of AI Day is to show the immense depth [and] breadth of Tesla in AI, compute hardware & robotics." No limits philosophy was the guiding point for Dojo, Venkataramanan says.</p><p>Dojo Principal System Engineer Bill Chang says vision for the supercomuter is to build a single unified accelerator, "a very large one."</p><p>Musk tweets that "naturally, there will be a catgirl version of our Optimus robot." He shares a photo of him standing alongside the bot prototype.</p><p>The coefficient of thermal expansion is important. So, Tesla worked with vendors to deliver power solutions. CTE was reduced by over 50%, and Dojo met performance three times over initial expansion, says Chang. He adds, solving density at every level is key to achieving performance.</p><p>Tesla Principal Engineer Rajiv Kurian shares images of Cybertruck on Mars generated by stable diffusion running on Dojo — He quips: looks like it still has a long way to go before matching the Tesla design team.</p><p>Musk closes the presentation, by outlining Tesla's plan for the humanoid. While the pandemic has largely faded, commercial real estate properties have failed to recover meaningfully, as demand for such spaces remains rather soft.Sure, most companies do utilize office space, but following the pandemic, hybrid working (i.e., working from home and from the office) seems to have prevailed. Industrial properties were proven more resilient during the pandemic, but with rates on the rise and the economy slowing down, their future also appears somewhat bleak.Therefore, DEA and PSTL are interesting REITs due to their well-known, high-quality tenant.What Do DEA and PSTL Do?To be more specific about DEA’s and PSTL’s unique advantages in the current environment, let’s quickly break down their operations.DEA provides office space for several mission-critical U.S. Federal Agencies. Oil prices and gasoline prices get a lot of attention, but they have actually not moved up much versus the massive increases by hundreds of percentage points we have seen in electricity, natural gas, and even thermal coal-- which is up 350% over the last five years. Why does this matter for Tesla? Let's delve into the details.</p><p><b>Impact On Tesla: Items To Consider</b></p><p>So why does it matter that the global energy crisis has led to massive increases in the price of natural gas, electricity, etc. when it comes to an investment in TSLA stock? There are several negative impacts this will have on Tesla, I believe. Some of those are Tesla-specific, others impact other automobile companies as well.</p><p><b>Free Supercharger</b></p><p>First, Tesla will lose more money with the free supercharger for life deal it offered in the past. With electricity costs soaring, those that can charge for free at superchargers will be more inclined to do so. This will mean that Tesla will have to offer more electricity for free. At the same time, that electricity comes at a higher cost for Tesla, as market prices for electricity have soared in important end markets. Overall, this means that Tesla will lose more money on its supercharger-for-life deals than previously thought.</p><p><b>EVs Lose Their Cost Advantage</b></p><p>For a long time, EVs were touted as cheaper than ICE-powered vehicles when it comes to fuel costs. But due to the massive increase in electricity prices, relative to the way more benign increase in gasoline prices, that does no longer hold true. Let's look at an example.</p><p>The Tesla Model 3 uses 17 kWh per 100 km. A comparable ICE car, such as the BMW 3 series (OTCPK:BMWYY), uses around 5.0 liters of diesel for the same 100 km. When electricity prices were way lower than they are right now, that made for a clear cost advantage for Tesla. But more recently, that's no longer true -- at least not in all markets. Tesla currently sells electricity for €0.70 per kWh at its superchargers in Germany, where it recently opened one of its Gigafactories, making this an important market for Tesla. That means that driving a Model 3 for 100 km results in fuel expenses of €11.90, or around $11.50. Diesel currently costs €1.98 per liter in Germany on average. The BMW 3 series thus uses €9.90, or $9.60 per 100 km. Using an ICE-powered BMW that is comparable to Tesla's EV thus costs around 20% less in fuel expenses today in Germany. The former cost advantage for EVs has turned into a cost disadvantage in Europe's biggest market and one where Tesla thought it had a lot of potential -- otherwise, it wouldn't have built a Gigafactory there. In other European countries, things are looking comparable. In the UK, for example, the diesel-powered BMW 3 costs around $10 per 100 km, while the Tesla Model 3 costs around $11 per 100 km.</p><p>This means that one of the key arguments for buying an EV, lower fuel costs, is no longer valid, at least in some of Tesla's markets. In the US, where electricity cost per kWh differs very much from state to state, there are some markets where EVs are still cheaper to fuel. But even in the US, some markets are more favorable for ICE vehicles right now, such as California with its high electricity prices. With this key argument for switching to an EV gone, EV manufacturers such as Tesla could have a harder time convincing consumers to make the switch. Many consumers, especially those that feel the pinch from the current economic slowdown, will ask themselves why they should buy a new vehicle for many thousands of dollars just to have their fuel expenses go up.</p><p><b>Higher Production Costs</b></p><p>The process of manufacturing batteries is highly energy intensive. That energy usually does not come in the form of oil (which has gone up in price only slightly), but typically in the form of electricity -- which has gotten way more expensive. Battery manufacturing thus is feeling a considerable cost headwind in the current environment, and the biggest battery users in the world, such as Tesla, will likely feel the largest impact.</p><p>In Europe and China, energy-intensive manufacturing is oftentimes either unprofitable or forced to scale back due to regulatory demands to conserve energy. This will hinder Tesla's Gigafactories in Germany and China, making it quite exposed to electricity/energy shortages around the world. EV companies with less exposure to Europe and China, such as Ford with its US focus, could be more advantaged in the current environment, as energy shortages are less pronounced in the United States.</p><p><b>Cash-Strapped Consumers Might Keep Their Cars Longer</b></p><p>With energy prices soaring, especially in Europe, consumer sentiment is falling off a cliff. Consumers have to spend more on essentials such as electricity, heating, and food, which means that they have less money left over for non-essential, discretionary consumer goods.</p><p>Ultra-high-end manufacturers such as Ferrari (RACE) will likely feel less of an impact, as middle-class households don't buy Ferraris anyway and as very wealthy consumers don't feel much of a pinch from higher energy costs. But Tesla, along with competitors such as BMW or Audi, could feel an impact from middle class/upper middle class consumers becoming more frugal. When essential expenses are soaring, and when the risk of a job loss increases due to the ongoing economic downturn, many consumers will be more reluctant to acquire a costly new vehicle. One can argue that this is already being reflected by the declining wait times for many of Tesla's models in China, which is experiencing many of the same headwinds as Europe -- growing energy costs and an economic slowdown.</p><p><b>Summing Things Up</b></p><p>Tesla is a leading EV company.
