Investing 101: The Art of Buying the Dip - Why SReits Are the Ultimate Lobang Even When They Are Dropping

๐ŸŒŸ๐ŸŒŸ๐ŸŒŸWatching your Singapore Real Estate Investment Trusts (SReits) drop can feel like watching someone putting condensed milk into your pristine Kopi-O. It is painful, slightly tragic and makes you want to question your investment thesis.

But let's pause and look at the bigger picture.  When prices drop, dividend yields go up.  Think of it as a nationwide warehouse sale on Singapore's prime real estate.  You are not just buying random numbers on a screen.  You are essentially buying a brick on ION Orchard, a pane of glass in a high tech data centre, or a square metre of a bustling heartland mall.  The tenants are still paying rent, Singaporeans are still shopping in aircon malls, and by law, these SReits must pay out at least 90% of their taxable income to you.

Investing when everything is red takes guts but that is exactly how generational wealth is built - one discounted SReit at a time.

How to Choose Your SReits (Without Needing a Crystal Ball)

You should not buy an SReit just because its yield looks as juicy as a plate of high grade durian.

These are the 3 core selection steps to follow :

1.  Check the Leverage (Gearing Ratio):

Look at how much debt they have.  Under MAS regulations, the maximum limit is 50%.  Stick to SReits with a gearing ratio well under 40% to ensure they are not drowning in high borrowing costs.

2.  Look at Rental Reversion:

Are the SReits able to raise rents when leases expire?  If their rental reversion is positive, it means tenants are willing to pay more to stay, keeping your dividends growing.

3.  Bet on Strong Sponsors:

A REIT backed by a heavyweight sponsor like Capitaland, Mapletree or Frasers gets better financing rates and a steady pipeline of prime properties.  If a crisis hits, you would want a parent company with deep pockets.

Both Capitaland and Mapletree are heavily backed by Temasek Holdings.  Mapletree Investments is a 100% wholly owned subsidiary of Temasek.  Temasek also holds a 54% majority stake in Capitaland Investment.

Keppel DC REIT's distributable income has soared as it was propelled by massive double digit positive rental reversions and new data centre additions.  It has increased its 1H 26 DPU by 11.3% year on year to 5.714 cents.  The current dividend yield is 4.89%.

Gearing Ratio:

Keppel DC REIT's gearing has decreased to a highly favourable 34.0%, making it one of the lowest leverage players in its asset class .

Share Price Performance:

Keppel DC REIT is down 8.93% YTD.

Analyst Target Price:

Analysts hold a Strong Buy consensus, citing red hot demand for data centres.  Target Price is SGD 2.63, an upside potential of 20%.

Concluding Thoughts

When the market is in a sea of red, the loudest voices often preach panic.  But the true legends of investing often look at the underlying value rather than the flickering prices.

If the malls are packed, the data centres are operating at maximum capacity and the rental distributions are consistently hitting your bank account, the falling market  prices are not hazards.  It is simply a golden invitation to bargain hunt.

To anchor your conviction, look to a profound truth shared by Warren Buffett, the Oracle of Omaha:

"Worry about the business performance, not the stock price performance."

P.S.  For those unfamiliar with the word "Lobang", it is a popular Singlish term derived from the Malay word for "hole"   or "gap".  It refers to an exclusive tip, a great deal, a discount or a lucrative opportunity that you definitely don't want to miss.
