Securing elevated rates 10 yrs in advance isn't something competitors are doing. If execution hits through 2027, top-line growth easily absorbs that overhead.//@dong123:Execution quality can be modeled though. If SG&A has been growing faster than revenue, the “right people” story may already be showing up as cost before occupancy does

    The 20-year lease matters more than the headline $9B for me. Locking in a top AI tenant that far out says the demand curve is real, not just management optimism.
